Mixed-Use

We have successfully approached complex locations with mixed-use solutions. We were among the first to see the densification of Vancouver as an opportunity to combine uses and to ensure each component would thrive. Through our experience in each of the residential, retail and commercial sectors, we have been able to combine these often conflicting uses into successful mixed-use developments.

Completed in 2009, ‘Crossroads’ – a transit-oriented, mixed-use development has re-defined the important Broadway / Cambie corner. By seamlessly mixing residential condominiums, an office-tower, outdoor space and a significant retail component, we created a successful, vibrant community where people could live, work and shop all in one location.

Retail / Commercial

Our success in commercial development is a result of our extensive market knowledge, long-standing relationships, and our emphasis on the critical role of retail to anchor a successful project. We pride ourselves on our ability to create high-profile spaces that attract first class tenants, who continue to trust our ability to produce results in a collaborative style. Our unique access to property management associates ensures optimal operation of our income properties, many of which have been subsequently acquired by investors for their portfolios.

Built in 2001, ‘858 Beatty’ (‘formerly Pivotal’) building is still one of the most recent purpose-built office buildings in downtown Vancouver. Despite being an untraditional location for a large downtown office building, we saw the opportunity to create a highly sought-after landmark office building at one of the City’s most important entrances.

Residential

PCI has a broad range of experience in residential development ranging from single-family subdivisions to multifamily high rises. We are not confined by a formula but instead are driven by opportunity. Our successes involve innovative solutions in the lower mainland’s rapidly changing housing markets.

In advance of the revitalization of South East False Creek, we foresaw an opportunity to restore and re-imagine a historically significant landmark in the area. Through the renovation and additions made to the ‘Exchange’ building, we transformed an outdated commercial building into an upscale, modern and unique residential community that retains and celebrates the building’s heritage.
